Architectural Review Committee (ARC) Regulations and Guidelines

Our volunteer committee upholds community rules and aesthetic standards, safeguarding property values by reviewing and deciding on homeowner project applications. Link coming soon.

Reporting Issues

Reporting road issues is essential for the safety of our members, and all concerns must be submitted through Cedar so they can be properly communicated and tracked. Some issues may be emergencies, while others are simply inconveniences, but all should be reported — including photos — so they can be evaluated and prioritized.

Following Helene, we are working to schedule maintenance projects strategically to keep repair costs low to stretch our budget. In many cases, non-emergency road issues can be addressed during these planned maintenance events. Your patience is appreciated.

Property Dues & Fees

The annual dues for 2026 / 2027 are $495 per lot, due each year by June 30th. Your balance can be viewed on the Portal or on the Cedar Management Group app.

Board Meetings

The fiscal year ends June 30th, and an Annual Board Meeting will be planned for July.

Community Groups

Our community has several privately organized groups that bring people together. These include a monthly ladies’ game night and a monthly book club gathering. There’s also a volunteer group that meets regularly to pick up trash and help spruce up our main roads. These activities are a great way to connect with neighbors and strengthen our sense of community.

Rental Home Guidelines

We allow members to rent out their homes for both short‑ and long‑term stays, but all owners and renters must follow the POA rules. Most importantly, everyone is expected to be courteous and considerate of neighboring homeowners and property owners.

A set of Guidelines has been created for both owners and guests to read and adhere to.

A strong Board of Directors is essential to protecting property values, maintaining our roads, and ensuring a harmonious, attractive community for everyone. Their leadership keeps our neighborhood running smoothly and supports the quality of life we all enjoy.
